A huge film studio project in the Hill Country could soon take its next steps toward becoming a reality. On Tuesday, June 7, San Marcos City Council will discuss potential incentives for a $267 million, 820,000-square-foot motion picture studio facility.

The development would be located at 6202 West Centerpoint Road in the La Cima master-planned development. According to the San Marcos agenda documents, the project was previously designated “Dark Monday.” Hill Country Group LLC is proposing a studio that will include sound stages, workshops, backlots, production offices, commissary, additional vendor spaces, and support facilities.

The $267 million project will also employee 22 full-time employees at opening, with 44 employees by the full build-out, according to the documents.

The studio could be built on 75-acres of a 209-acre tract within the La Cima development, with a proposed start date of April 2023, according to the documents. It is expected to be completed by August 2025. The estimated rebate via Chapter 380 is $3.7 million, with San Marcos estimated to retain $11.5 million over 10 years.

In November 2021, the Economic Development San Marcos Board voted 8-1 to recommend the city to enter into a Chapter 380 agreement with “Project Dark Monday.”

According to the project overview, phase one of the project will be completed in 18 months. Phase 1A will have seven production stages, two workshops, and a welcome center, while Phase 1B is proposed to add 250,000-square-feet of office space.

Documents noted how the project benefits San Marcos with local vendors such as caterers, dry cleaners, lumber supplies, digital equipment suppliers, electricians, commercial real estate agents, tailors, plumbers, and carpenters all collaborating with work on projects.
