The developer of Project Two Step is the Austin-based real estate and development firm Capella. The massive project would have amenities like pickleball courts, an amphitheater, fountains, an interactive pond with paddle boarding and canoes, a parking structure, parkland, a dog park, Vybe trail construction, and public art, murals, and statues, the report reads.
Kyle staff will work with the developer and bring a formal agreement that will include the planned unit development and a Chapter 380 agreement document for the council to review, the report states. A public hearing to rezone the property will also be planned for either February or March.
About 14.6 acres that face the highway will be townhomes, restaurants, retail, office space, a hotel, a residential flat, and two small ponds. The rest of the 30.6 acres on the site will be used for a “high-end” multifamily project with retail, a beer garden, and rooftop, the report reads.
