The developers behind the multiple apartments at Pearl have unveiled the designs for their upcoming mixed-use project just north of the Pearl and along the San Antonio River. The nine-story building from Oxbow Real Estate will sit at 102 E. Josephine St., San Antonio, TX 78215 and will have space for offices, retail, and townhomes, according to Historic and Design Review Commission documents.
The documents don’t say how many residential units the project will have but shows four townhomes on the ground-level layout, each of them ranging from 820 to 950 square-feet. Documents from the Oxbow group’s appearance at a November 15, 2022 zoning commission meeting said there could be up to a maximum of 307 units.

Here is a look at the planned development from the street level near the Josephine Street Bridge.

Plans also show three spaces for retail that could be filled by shops or restaurants, and then a nine-story office building. Oxbow Real Estate has ties to Oxbow Development Group, which owns Silver Ventures and Potluck Hospitality, which oversee restaurants for Pearl-area developments.
Omar Gonzalez, director of development for Oxbow, said that the development would offer amazing views of the San Antonio River, and plans show a multilevel green space being developed along that northern portion of the River Walk. Oxbow most developed the 293-unit Can Plant apartments at the Pearl as well as seven-story apartments along E. Elmira Street that will have 265-units.
HDRC will review the designs at its Wednesday, February 1 meeting.
