Developer seeks zoning change for hotel on old Pig Stand property

The San Antonio developer that purchased the former Pig Stand property earlier in 2023 now seeks to change the zoning to move forward with its plan for the property. What that plan will be is not certain, but GrayStreet Partners is looking to rezone the property for a possible hotel, according to a site plan submitted to the zoning commission.

The new zoning allows for a hotel to be built on the property that is taller than 35 feet on the 1.2-acre property, and that is the proposed project listed on the site plan. The zoning change request will go before the commission Tuesday afternoon, October 3, so details on the hotel project are still light. The new zone also allows for a bar, nightclub, or a brewery.

GrayStreet purchased the property at 1508 Broadway, San Antonio, TX 78215 in February while the Pig Stand was still in operation. At the time, Pig Stand owner Mary Ann Hill said she wasn’t sure what the purchase of the property meant for the her and the over 100-year-old diner. A month later, Hill said that she would close the diner for good to focus on her health.

As of Tuesday, the property sits abandoned with barriers blocking entry to the property. The zoning commission memo says any plans to demolish the building would have to be approved by the Office of Historic Preservation. No applications have been filed with OHP, the memo reads.
