With more people filling up malls and shopping centers in 2022 and into 2023, retail development jumped in San Antonio with more and more companies and people looking to sell their wares or services to the Alamo City. In the first quarter of 2023, retail occupancy reached its highest level in a decade, hitting 95.8% in the San Antonio-New Braunfels market, according to a recent report from CBRE.
But you’re not really here for the numbers. You’re here to see exactly what retail is on its way to San Antonio, whether that’s a high-end clothing store out of Spain, or a toy store that specializes in those plastic bricks we love to play with, but hate to step on.
Let’s take a look at the retail projects planned for San Antonio in 2023 and beyond.
ZARA
There’s already one of these stores at The Shops at La Cantera, but now one of San Antonio’s popular mall’s is getting a pretty large store. MySA reported in February that ZARA submitted a permit to build a 29,924-square-foot store in North Star Mall, according to a filing with the Texas Department of Licensing and Regulation.
North Star Mall still doesn’t have ZARA listed on its “opening soon” page, but the TDLR filing says construction would finish in November this year.
LEGO Store
LEGO is eyeing The Shops at La Cantera on the Far Northside for it’s next standalone location. There’s already a store in North Star Mall, but a filing with TDLR states that a new LEGO Store will go into a 3,377-square-foot space at the outdoor mall. Construction was planned to finish by mid-July.

Mango
Speaking of retail out of Spain, La Cantera and North Star mall are also set for another popular, chic clothing store called Mango. The brand sells clothing and accessories for men, women, teens, and kids that looks very European. You can check out the website to get a sense of Mango’s style. Construction is expected to finish in July for both stores.
The $5 store, pOpshelf, differs from stores like Five Below with a more extensive home goods section.

Look, we loved pOpshelf. You really could find anything at the store MySA called a “mini Target.” Go there during the holidays and you could probably find gifts for everyone in your family for a reasonable price, as well as decorations. Residents near Bandera Pointe are in luck because a recent TDLR filing says a pOpshelf store is planned for 11631 Bandera Road, San Antonio, TX 78250.
Construction on the Bandera Pointe store is expected to finish in January 2024.
dd’s Discounts
Who doesn’t love a good dd’s Discounts? Apparently a lot of people do if you check out the dd’s Discounts “Found in Store” section on the company’s website, which shows some of the fits people were able to buy at the discount clothing and accessories store.
People in Shavano Park might be happy to hear that a dd’s Discounts is planned for the Fiesta Trails shopping center at 12635 W I-10, Suite 239, San Antonio, TX 78230, according to a TDLR filing. The store is expected to finish construction in July 2024. Come through, dd.

The prices at this store are definitely more expensive than the previous entry on the list. Marc Jacobs, named after the famed New York-born designer, is planning a store at La Cantera. The store specializes in high-end clothing, shoes, and accessories that change seasonally and through various collaborations. Right now, the Mellisa x Marc Jacobs collab is bringing back platform sandals.
Really. It’s 2003 again. Everything old is new.
The store is set to finish construction in August, according to a TDLR filing.
