Things are quickly progressing at the massive, 118-acre mixed use development cropping up in between San Antonio and the Texas Hill Country. With the first phase of the project slated for a December 2023 completion, things appear to be slightly behind schedule but not by much as buildings are started to take form and signs are going on storefronts.

The Lemon Creek Ranch development, anchored by a boujee new H-E-B, has made some serious waves across the Alamo City. It’s set to be a live-work-play development, offering up eateries, retail store fronts, and hundreds of apartments for those seeking luxury living. And it seems like those in the area can certainly afford to live luxuriously as Lemon Creek Ranch developers estimate the average income within a 3-mile radius of the I-10 project is $162,417 — that’s $130,000 above the average income in Texas.

H-E-B officials remain mum on when exactly the new store will open its doors to grocery shoppers in the area, who have begged for a new place to shop to avoid the now crowded stores in both Boerne and Leon Springs, but real estate agents and online sleuths have speculated it’ll be stocked and ready to go by March. The sign is already hoisted onto the front of the fancy new digs, so it stands to reason it shouldn’t be too much longer.

While the H-E-B is set to anchor the mixed use development, there’s a host of retail and dining spaces in the works to surround the popular Texas grocer’s latest venture. It’ll likely be a while before some of the restaurants open up, but there’s already a host of stores booked and slated to open alongside the new grocery store.

While there aren’t any confirmed eateries yet for the sprawling I-10 development, those in the area of Fair Oaks Ranch may be happy to know they’ll have a place to go when they get those sudden colds or minor injuries. A First Aid Urgent Care is set to open its doors along a shopping center around the corner from the H-E-B. Currently, Fair Oaks Ranch residents have to head to Boerne or Leon Springs for a quick fix at an urgent care.

In that same shopping center, residents can do some major grooming, as a Great Clips and Veneto Nail Bar are opening around the corner from the new H-E-B. It’ll essentially be a place shoppers can knock out a few errands. An AT&T store and Verlo Mattress are slated for operation nearby as well.

If you’re hoping to get a storefront in what will likely become a foot-traffic hotspot in the gateway to the Texas Hill Country, there’s still a couple pieces of prime real estate up for grabs in the area of the shopping center closest to H-E-B.

A 3,990-square-foot corner wraparound retail space is still on the market, and it’ll have strong visibility for those running to snag some groceries. There’s also a smaller, 1,323-square-foot storefront on the market that’ll sit right next to the new Texas grocer.
