San Antonio couple arrested for stealing homes from ‘elderly individuals’, officials say

Officials said Richard Morin, with the help of his wife, was using fraudulent title documents to commit large-scale fraud and steal homes in the City of San Antonio.

SAN ANTONIO — A man and his wife have been arrested for allegedly stealing homes from elderly people in San Antonio.

In March 2024, officials received information that Richard Morin was allegedly committing “large-scale fraud and theft” in San Antonio by using fraudulent title documents and liens to steal homes from people.

Authorities said Morin was being assisted by his wife and business partner Rosa Angelica Mora Duran.

During an investigation into these claims, detectives discovered that Morin and Duran had several businesses and Limited Liability Companies between themselves and other co-conspirators, which police are calling “an elaborate scheme to defraud primarily elderly individuals.”

  • Mel-Ric Capital
  • Happy Houzz LLC
  • Casa Del Rey Capital LLC
  • Rose Capital Investments LLC
  • Mary Mary Contrary LLC
  • Morin Properties LLC
  • The Gorilla Club
  • Welcome Home Capital

As a part of this scheme, officials say Morin would use co-conspirators to place properties under their name or business with that co-conspirator as the manager or registered agent to obfuscate Morin’s involvement.

Morin also would have several title instruments and other obstructions to a clear title made to appear to be notarized.

On April 10, detectives interviews Adam Joseph Green, a co-conspirator reportedly known to have assisted Morin in fraudulently obtaining other properties.

Green reportedly told authorities that at Morin’s request, he fraudulently obtained homes for cash compensation from Morin. Green said he believes Morin later used his identity on other properties without his consent.

After searching Green’s name, Green was found to be on a recorded deed for another San Antonio property from a man who died back in 2022. Officials then proceeded to find the deceased man’s surviving heir.

The heir told investigators she was also contacted by Morin and Duran in regards to the property. She said Morin was trying to convince her to transfer the home over to him, advising that she could make a lot of money.

She went on to tell officials that Morin created documents establishing her as the heir and tried transferring the deed to one of his businesses, Casa Del Rey Capital LLC. Duran was reportedly with and assisted Morin when he would visit or bring paperwork as he’s reportedly handicapped and would hardly get out of the vehicle.

The victim also told authorities that Morin tried to include verbiage on the document that would transfer ownership of an unspecified amount of US Treasury bonds from the Estate without her knowledge. She believes Morin possibly stole treasury bonds from the residence even though she advised that she did not want to do business with him. She also reportedly provided detectives with several text messages and emails from Morin trying to gain ownership of the bonds.

Morin and Duran both face two counts of financial abuse to elderly and one count of fraudulent securing of document execution.
